Leasing a warehouse in the Inland Empire: steps, costs and what to check

Straight answers to the questions tenants ask me most, from first tour to move-in.

How long does it take to lease a warehouse?

Plan on one to three months from first tour to move-in. Add time if the building needs power upgrades, racking permits or tenant improvements.

What does NNN mean?

Triple net means you pay base rent plus your share of property taxes, building insurance and common area maintenance. Ask for the current NNN estimate in writing. It is usually quoted separately from rent.

How much cash do I need up front?

Usually the first month's rent and NNN, plus a security deposit. Landlords may ask newer companies, or tenants taking space that needs work, for a larger deposit.

Who pays the broker?

In most industrial leases, the landlord pays both brokers under its listing agreement. Having your own broker usually costs a tenant nothing directly.

What should I check before signing?

Confirm the city allows your use at that address, the power fits your equipment, the sprinklers fit your storage height, and trucks can get in and out. These are expensive to fix after you sign.

What can I negotiate?

Free rent at the start, tenant improvements, early access to set up, renewal options and the annual rent increase. Responsibility for roof and HVAC repairs is negotiable too, and often overlooked.

Which lease form is used?

Most Southern California industrial leases use AIR CRE forms. They are detailed, and small changes in the addendum can shift major costs to you.
